How do I start buying a home in Dallas–Fort Worth?

Do I need mortgage pre-approval before I start?

For financed purchases, yes — a pre-approval letter tells us your price range and is expected with most offers in this market. Cash buyers provide proof of funds instead. Pre-approval is handled by a lender, not by KMA Realty Group.

How long does the buying process take?

It varies with your search and financing. Finding the right home can take anywhere from a few days to a few months; once an offer is accepted, a financed closing commonly runs about 30–45 days. We’ll give you a realistic timeline for your situation.

What costs should a buyer expect at closing?

Beyond the down payment, buyers typically pay lender fees, title and escrow charges, prepaid taxes and insurance, and inspection/appraisal costs. Your lender provides a Loan Estimate up front with the specifics.

Selling

How is my home’s value determined?

We prepare a comparative market analysis using recent sales of similar nearby homes, current competing listings, and your home’s condition, size, and features. It’s an agent’s opinion of value, not a formal appraisal.

How should I prepare my home for sale?

Declutter and deep-clean, handle small repairs, and make the entry and main living spaces show well. We walk the home with you before listing and prioritize the work that actually affects offers.

How long does it usually take to sell?

It depends on price, condition, and the county’s current inventory. Each county page shows a market snapshot with local days-on-market once that data is connected. We’ll estimate a timeline for your home during the listing consultation.
