What a home inspection actually covers in Texas, and the DFW-specific issues worth paying extra attention to.

A home inspection is one of the most important steps in a Texas home purchase — and DFW’s climate and soil conditions make a few specific issues worth extra attention.

Foundation

North Texas has expansive clay soil, which shifts with moisture changes and makes foundation issues more common here than in many other parts of the country. Look closely at inspection notes on cracks, door/window alignment, and any prior foundation repair history — and don’t hesitate to bring in a foundation specialist for a second opinion if the general inspector flags anything.

Roof

DFW sees regular hailstorms. Ask directly whether the roof has hail damage or prior insurance claims, and check the age of the roof against typical shingle lifespan — this affects both your inspection negotiation and your future insurance costs.

HVAC

Texas summers put real strain on air conditioning systems. Confirm the age and service history of the HVAC system specifically — this is a expensive system to replace and a common negotiation point.

What it typically doesn’t cover

An inspection is a small cost relative to the purchase — it’s not the place to cut corners, and a good inspector will save you far more than they cost.
